Jeannie Sekulow Posner began her real estate career in Manhattan from 1985-1989, working with high-profile clients such as JC Penney, the largest single renter of short-term leases at the time, and The Really Useful Theatre Company, which allowed her to collaborate with the casts of Andrew Lloyd Webber’s productions.
Her success in managing these accounts led to her appointment as the head of the Short-Term Rental Division at J.I. Sopher at just 23 years old. After returning to Atlanta in 1989 for graduate school in psychology, Jeannie took a leave of absence from real estate.
She reentered the industry in 2017, joining Keller Williams Atlanta Perimeter (2017-2023), where she helped buyers, sellers, and investors navigate the Atlanta real estate market. From 2018-2021, she served as COO of JNS Real Estate Investment, a HomeVestors franchise, overseeing 150+ property transactions. In 2021, she founded her own company, Posner Properties, and joined EXP Realty LLC, which provides national and international access to various real estate markets.
Jeannie is a member of the
National Association of Realtors and the Atlanta Association of Realtors. She holds certifications as a Certified Relocation Specialist, Certified Institutional Investment Services professional, and Certified Green and Healthy Home specialist, further enhancing her expertise in the industry.
Getting Pre-Qualified & Pre-Approved
- We connect you with a trusted loan officer to get pre-qualified, which provides an estimate of what you may qualify for.
- The loan officer then helps you obtain a pre-approval, a formal commitment based on verified financial information, strengthening your position as a buyer.
Buyer Consultation
- Jeannie will meet with you to discuss your wants, needs, and budget for your new home.
- We will also go over Buyer’s Agent compensation options and how they can be paid.
Viewing Properties
- We will schedule and tour homes that match your criteria, refining your search as needed.
Making an Offer
- Once you find the right home, Jeannie and her team will research the market and provide a comparative analysis to help craft a strong and competitive offer.
- We negotiate contract terms and thoroughly review the documents so you understand everything before signing.
Earnest Money & Due Diligence
- Upon signing the contract, buyers typically deposit 1-2% of the purchase price as earnest money, showing commitment to the purchase.
- A Due Diligence period is negotiated, allowing time for home inspections and consultations with contractors.
- If significant issues arise, we negotiate an Amendment to Address Concerns to request repairs or concessions.
Additional Contingencies & Surveys
- Buyers may choose to order a property survey to confirm property boundaries.
- Financing & Appraisal contingencies protect buyers in case of issues with securing a loan or if the home does not appraise at the contract price.
- Home inspections and appraisals are paid for by the buyer and are non-refundable.
Finalizing the Loan & Preparing for Closing
- Once all contingencies are met, including repairs and a clear title, the transaction moves toward closing.
- Closing costs typically range from 3-4% of the purchase price and include fees such as loan origination, title insurance, and property insurance.
- About three days before closing, you will receive a preliminary settlement statement detailing the final breakdown of costs.
Preparing for Move-In
- Transfer utilities into your name before closing so they are active when you take possession of the home.
Closing & Receiving Keys
- In Georgia, closings are conducted by a real estate attorney who facilitates the signing of documents and fund transfers.
- Once all papers are signed and funds are received, you will receive the keys to your new home!
